Hawkesbury is renowned for its high Rates. This page informs you what will come if you don't change your vote, we will Vote NO to any Rate Increase.

Council in 2017 under Mayor Mary Lions-Bucket applied for and was given a Special Rate Variation (SRV) of 30% at the same time they moved from a 50:50 to 70:30 land value to services ratio and re-zoned a number of properties. This had a devastating effect increasing some rates by more than 250%. It was moved back to 50:50 at the start of the last Council (2021) by Mayor Patrick Conolly.

We believe some Candidates propose to move back to the 70:30 ratio after the election, this will have the effect of increasing Rates on 16,000 homes, 62% of residents will get a Rate rise from this move. It is also understood Council will introduce a 14% SRV as well as 5% IPART Peg Rate increase.

The table below shows the Rate increase effect across a number of suburbs. Averages have been used across each suburb.

Note: The data used contained 26,222 properties, 0.00113185 was used for the 50:50 & 0.001503753 was used for 70:30 calculations using data from the HCC 23/24 operations plan, 2023 Land Values were used in some suburbs like McGraths Hill 97% have dropped in value, Kurrajong 95% have dropped in value, 67% in Pitt Town, 19% have dropped in value in Oakville, drops in land valuation reduce rates.
